Frozen lines in Jackson and Flagstaff, hard water in St. George, high-altitude heaters in Durango — we know your climate.
Leak Detection
The wet spot is rarely where the leak is. Water runs along pipes, joists and the back of drywall, or soaks into the ground beneath a slab, which is what makes a slab leak so hard to spot, and it can show up several feet from where it escaped. In dry climates it can evaporate before it ever leaves a stain. That’s why a higher water bill or a meter that keeps spinning is often the first sign of trouble.
Our technicians start with a pressure test to confirm a leak and tell whether it’s on the hot or cold side. Acoustic listening devices, thermal imaging and moisture meters then narrow it to a small area. Once it’s found, we explain the repair options and price before opening anything. Leak detection is offered by our Flagstaff, Durango, St. George and Jackson teams.
Symptom Check
A leak in a supply line under the concrete foundation is the hardest kind to spot. If you notice two or more of these, it’s time for a leak test.
The clearest sign water is escaping somewhere.
A water bill that rises month over month for no reason.
Heat in one spot of tile or concrete over a slab.
Saturated soil can move and crack the slab.
Growth along baseboards or inside cabinets.
A green or wet patch over the water service line.
Where We Look
Every part of the supply system can be tested.
How It Works
Testing comes before any cutting.
We isolate lines to confirm the leak and which side it’s on.
Acoustic and thermal tools narrow the search.
We show you where the leak is and why we think so.
You get the repair options and the price to approve.

Seasonal checkups for every system in your home.
Seasonal checkups catch small problems before they become emergencies — and keep your systems running efficiently all year.
Turn off every faucet, appliance and irrigation zone, then look at your water meter. If the dial or leak indicator is still moving, water is going somewhere. Check again in an hour with everything still off. A moving meter with no visible leak is the right time to call for testing.
Electronic leak detection is offered by all four Element teams: Flagstaff, Durango, St. George & Hurricane and Jackson. When the source is obvious, you may not need detection at all, and leak repair alone does the job. Your local page lists the towns that team covers and its current offers.
No. Testing is done from the outside of walls and floors with gauges, sensors and cameras. The only opening comes later, at the spot we’ve located, and only once you’ve approved the repair. Finding the leak first is what keeps that opening small.
There are two common approaches. For an isolated break, we open the floor at that spot and repair the pipe. When the lines under the slab are failing in several places, rerouting new pipe through the walls or attic is often the better choice. We’ll recommend one and explain why. If the whole system is aging, repiping may be worth pricing too.
Yes. A leak under a slab or in a buried service line can drain into the soil without ever showing indoors. In hot, dry areas, water near the surface can evaporate before it leaves a mark. If your bill has jumped and you can’t see why, a test is the fastest way to find out.
Nationally, electronic leak detection often runs about $150 to $500, and the repair that follows commonly ranges from a few hundred dollars for one accessible break to $4,000 or more when the floor has to be opened or a line rerouted through the walls. How deep the pipe is, what the floor is finished with and whether one spot or several are failing move the number. Those are national ranges that vary by home. Element gives a written, upfront price for your home once the leak is located, before anything is opened.
