Plumbing Inspections in Durango

Find the problems while they’re still cheap

A general home inspector covers a lot of systems in a few hours, and plumbing gets a fraction of that time. Around Durango the details matter: whether the supply pipe is galvanized, copper, PEX or polybutylene, whether lines run through an unheated crawl space, how old the water heater is and how much scale it holds, and whether the pressure is high enough to wear out valves early. On rural lots, the well supply and the line to the septic tank add more to look at.

Our licensed plumbers go through the system from the main shutoff to the last fixture. We test pressure, run every fixture and drain, look for active and past leaks, and check the water heater’s condition and relief valve. Then we go over the findings with you, separating what needs attention now from what can wait. Buying a house? Add a sewer camera inspection to see the line you can’t reach, and ask about our maintenance plan for ongoing checkups.

  • Fixture by Fixture Every tap, drain and valve run and checked.
  • Pressure Tested High or low pressure caught before it does damage.
  • Buyers and Owners Before closing, before listing or before winter.

Plumbing inspection questions from Durango homeowners

How is this different from my home inspector’s report?

A general inspector covers the whole house, from the roof to the foundation, so plumbing gets a visual once-over. A plumber tests pressure, runs every fixture and drain, identifies the pipe material throughout and knows what each finding usually means for cost. The two work well together, especially on an older or rural home.

Does the inspection include the sewer line?

Not by default, because the main line is buried and needs a camera to see. We recommend adding a sewer camera inspection on most purchases, especially older homes with clay or cast-iron lines and lots with mature trees. A broken or root-filled line is one of the most expensive surprises a new owner can run into.

Do you inspect homes on wells and septic?

Yes. On rural properties we look at the supply line from the well and the pressure it delivers, the plumbing inside the house and the drain line headed to the tank, which we can put a camera through as well. If the tank or drain field turns out to need attention, our septic repair team can take a look.

Is a yearly check worth it if nothing is wrong?

For many homes, yes. A yearly look catches a weeping valve, a water heater near the end of its life or a pressure problem before any of them cause damage. It matters most in older houses and in second homes that sit empty through part of the winter. Our maintenance plan is an easy way to keep it on the calendar.

Am I obligated to have Element do the repairs?

No. The inspection stands on its own. We explain each issue, how urgent it is and what a fix involves, and if you’d like us to handle it, you get a price before any work starts. Buyers often bring the findings to negotiations, and sellers use them to fix things on their own schedule.
