Bloomington homes, handled by a St. George team

Bloomington was its own community until St. George annexed it in 1982, and it still feels like a neighborhood apart: tucked into the southwest corner of the city, ringed by the Virgin River and reached over the Man O War Bridge or from the Brigham Road and Southern Parkway exits. Our technicians work here constantly, in established streets around the Bloomington Circle and in the houses climbing into Bloomington Hills.

Bloomington is served by our St. George team, so help is a short drive away at any hour. The calls we get most here are for air conditioning in the heat of summer and for water heaters worn down by hard water. Start with AC repair or water heaters, or call and describe the problem. You’ll get a price to approve before any work begins.

Local knowledge: Bloomington

Low, hot and close to the river

Bloomington sits at about 2,500 feet in the southwest corner of St. George, one of the lowest and warmest parts of the city. The St. George area averages about 60 afternoons a year above 100 degrees, and the state’s record high of 118 was set in south St. George near the Arizona border. Down here, an air conditioner isn’t a comfort upgrade. It’s what makes July livable.

That heat is hard on equipment that has been in place a long time, and Bloomington has plenty of it. The community was settled in 1870 and joined St. George in 1982, so many of its homes have been through decades of summers. Older condensers lose efficiency, capacitors fail in the first heat wave, and ductwork in hot attics leaks cooled air before it reaches the rooms. We look at the whole system before recommending a repair or a replacement.

The Virgin River shapes the neighborhood in another way. Homes along its banks were sandbagged during the 2005 floods, and anywhere near the river it’s worth knowing where your main water shutoff is, whether your sewer line has a backwater valve, and how your drains are holding up. A camera inspection takes the guesswork out of an older line.

Then there’s the water itself. Southern Utah water is very hard, and scale builds inside tank water heaters, faucet cartridges and shower valves. In homes that have never had a softener, we often find heaters that have lost a large share of their capacity to sediment. Flushing the tank, adding a softener or moving to a tankless unit with regular descaling all help.

Winter is mild, but about 60 mornings a year still reach freezing, enough to split an exposed pipe.

Frequently Asked Questions

Is Bloomington part of St. George?

Yes. Bloomington was annexed into St. George in 1982 and now forms the southwest part of the city. It’s covered by our St. George team, so you get the same crews, hours and pricing as anywhere else in town.

Should I repair or replace an older AC in Bloomington?

It depends on age, the repair and how hard the unit is working. A failed capacitor on a sound system is a simple fix. A failing compressor on an older unit usually isn’t worth it. We’ll give you both prices and let you choose. See AC replacement for what a new system involves.

How often should I flush my water heater here?

Once a year is a good rule with St. George’s hard water, and more often without a softener. Flushing clears the sediment that makes a tank rumble and lose hot water. Ask about our $99 water heater flush and safety check.

Do you install EV chargers and surge protection in Bloomington?

We do. Our licensed electricians check whether your panel has room for a dedicated charger circuit, install the charger, and can add whole-home surge protection while we’re there. If the panel is full, we’ll explain upgrade options and the price before any work starts.

Can you come out at night or on a weekend?

Yes. We’re available 24/7, including holidays. If your AC quits on a summer evening or a pipe bursts on a Sunday, call and a technician will be on the way. You still approve the price before we start, whatever the hour, and the work is backed by our full service guarantee.
