Plumbing Inspections

Know your plumbing before it surprises you

A licensed plumber checks supply lines, drains, fixtures, water heater and pressure, then walks you through what was found.

Plumbing Inspections

A closer look than a general home inspection

A general home inspector looks at plumbing as one line on a long checklist. A plumbing inspection is done by a licensed plumber who knows what failing pipe looks like, what an aging water heater sounds like and which materials from past decades cause trouble. That matters when you’re buying a house, selling one, or living in one where small problems have started to pile up.

We check visible supply and drain lines, shutoff valves, fixtures, the water heater and the water pressure, and look for galvanized or polybutylene pipe. Where hard water is a factor, we look for scale and corrosion too. On request, a sewer camera inspection shows the condition of the main line. You get our findings with photos and clear next steps. Inspections are offered by our Durango, St. George and Jackson teams; St. George also serves Hurricane.

When to Book

Good reasons to schedule an inspection

An inspection costs far less than the surprises it uncovers.

  • Buying a Home

Know the condition of the plumbing before you close.

  • Selling a Home

Find issues before a buyer’s inspector does.

  • An Older House

Original pipe and fixtures nearing the end of their life.

  • Planning a Remodel

Learn what’s behind the walls before you open them.

  • Recurring Small Problems

Drips, clogs and pressure issues that keep coming back.

  • Hard Water Worries

Scale on fixtures and a water heater that seems tired.

Plumbing inspection questions

Isn’t a home inspection enough?

A general inspection is a good start, but it covers the whole house in a few hours. A plumber focuses only on the water and drain systems and knows which materials, valves and water heaters tend to fail. If the general report flags plumbing concerns, a dedicated inspection tells you how serious they are.

Should I add a sewer camera inspection when buying a house?

For older homes, homes with large trees in the yard or any history of backups, yes. A sewer line problem is invisible from inside the house and can be one of the most expensive repairs a new owner faces. A camera inspection shows the line from the house to the street.

Which locations offer plumbing inspections?

Plumbing inspections are offered by our Durango, St. George and Jackson teams; St. George also covers Hurricane, Washington, Santa Clara and Ivins. In Flagstaff, a plumber can assess a specific concern during a plumbing repair visit. Tell us what worries you when you book so the right plumber comes prepared.

Will you fix the problems you find?

Only if you ask us to. The inspection stands on its own. If we find something that needs work, we explain it and price it separately, and the decision is yours. Some buyers use the findings to negotiate repairs with the seller instead.

What happens if you find old polybutylene or galvanized pipe?

We note where it is and how it looks. Neither has to be replaced the same day, but both are known to fail with age. We’ll explain the risk and the cost of a partial or whole-house repipe so you can plan for it.

How much does an inspection cost?

Nationally, a stand-alone whole-home plumbing check often runs about $150 to $500, and adding a sewer camera pass raises it. Home size, the number of bathrooms and whether you want the camera included are what move the number. Those are national ranges that vary by home. Element gives a written, upfront price for your home when you book, and any repairs we recommend are priced separately for you to accept or decline.
