Keeping Moran homes running through the hardest winters

Moran sits at the junction of four highways at one of the main entrances to Grand Teton National Park, with Mount Moran rising across Jackson Lake. It’s beautiful and it’s remote, and it has a reputation: Moran is known as the coldest continuously inhabited place in Wyoming. Out here, a frozen supply line or a dead well pump isn’t an inconvenience. It can turn into burst pipes and real damage within hours.

Moran is part of our Jackson Hole service area, and we answer calls from up here 24/7. Winter work usually means thawing and repairing frozen lines through our plumbing repair service, or getting a water heater going again. In summer, it’s water heaters, wells and septic. Either way, you see the price before we start.

About our work in Moran

Plumbing where winter sets the rules

Moran sits at about 6,750 feet in south-central Teton County, inside Grand Teton National Park at the meeting point of US 26, 89, 191 and 287. The community grew from 1890s homesteads that catered to travelers bound for Yellowstone, and later from the camp built for the Jackson Lake Dam between 1910 and 1916. It took its name from Mount Moran, the peak that rises directly west across Jackson Lake.

The climate is subarctic. January lows average around 1 degree, summer highs barely reach the upper 70s, and Moran is known as the coldest continuously inhabited place in the state. High elevation and clear nights let heat radiate away fast, so temperatures can crash after sunset even in shoulder seasons.

For a house, that cold is relentless. Any pipe outside the heated envelope is at risk: lines in crawl spaces, exterior walls, garages, well pits and the service line from the well. Insulation, heat in the right places and a plan for when you leave the house are essential. If you’re away for more than a few days in winter, the water should be shut off and the lines drained.

Hot water carries a heavy load too. Supply water arrives near freezing for most of the year, so a water heater in Moran runs longer on every cycle than the same unit would in a milder climate. A pre-season check of the tank, anode rod, relief valve and venting, plus a flush to clear sediment, catches most problems before the cold does. Tankless units need to be sized for that cold inlet water or they will fall short in January.

Remote homes often have private wells and septic systems. Both need occasional attention, and both are harder to fix in frozen ground, so dealing with small problems in summer and early fall pays off.

Frequently Asked Questions

What should I do if my pipes freeze in Moran?

Shut off the main valve or the well pump right away so a split pipe can’t flood the house as it thaws. Open the faucets on the frozen line, add gentle heat and never use an open flame. Then call us; we thaw lines, find the split and handle emergency plumbing 24/7.

Is a tankless water heater a good fit for a cabin?

Often, yes. A tankless unit hangs on the wall, only runs when a tap is open and never leaves a tank of water sitting in a cabin that may be empty for weeks. It has to be sized for very cold incoming water. We’ll look at the space, your gas supply and how you use the cabin before recommending one. See tankless water heaters.

Do you service homes inside Grand Teton National Park?

We serve private homes and cabins around Moran as part of our Jackson Hole service area. Tell us your location when you call so we can plan access and timing. We’re available around the clock, and you’ll get a price before any work starts.

How often should my water heater be serviced?

Once a year, before winter. At Moran’s temperatures, a water heater works harder than almost anywhere else, so it’s worth having the tank flushed and the anode rod, relief valve and venting checked while the weather is still mild. A maintenance plan makes that yearly visit hard to forget.

Can you help with a well that’s losing pressure?

Yes. Pressure problems usually come from the pressure tank, a switch, a clogged filter or a leak in the line. We trace the cause and fix the plumbing side of the system. If the water quality has changed too, we can test it and recommend treatment.
