AC Maintenance

Tune it up before you need it

A spring visit that cleans, tests and adjusts your air conditioner, so the first hot week isn’t the week it fails.

AC Maintenance

Small fixes in April save big repairs in July

Most summer breakdowns start as something small: a capacitor drifting out of range, a coil caked with pollen or dust, a drain line slowly filling with algae. None of it shows up on the thermostat until the day the system can’t keep up. A tune-up catches those parts while they’re still cheap, and a clean, properly charged system cools faster and costs less to run.

Each visit covers the outdoor and indoor coils, electrical connections, refrigerant pressures, the condensate drain, the blower and the thermostat, and you get a plain report of what we found. Book a spring visit with our St. George & Hurricane team, or let the maintenance plan put it on the calendar for you.

  • Full Checklist Coils, electrical, refrigerant, drain, blower and controls on every visit.
  • Scheduled for You Plan members get their tune-up booked without having to remember.
  • No Surprise Add-Ons Anything extra we find is priced for you to approve or decline.

Overdue?

Signs your AC is due for a tune-up

If any of these sound familiar, the system is working harder than it should.

  • No Service Last Year

Skipping a season lets dirt and wear build where you can’t see them.

  • Longer Run Times

The system takes noticeably longer to bring the house down to temperature.

  • Debris on the Condenser

Pollen, leaves or red dust packed into the outdoor fins.

  • Filters That Clog Fast

A filter that turns gray in weeks means more dust is reaching the coil.

  • Higher Bills, Same Settings

Rising cooling costs without a change in how you use the house.

  • Weak Airflow

Vents push less air than they used to, even with a clean filter.

What We Check

What a tune-up covers

Every visit follows the same list, and you get the results in writing.

  • Coil Cleaning Outdoor condenser rinsed and indoor evaporator coil inspected.
  • Electrical Testing Capacitor readings, contactor wear and every connection tightened.
  • Refrigerant Check Pressures and temperatures measured to confirm the charge is right.
  • Drain Line Flush The condensate line cleared before algae or scale can back it up.
  • Blower and Airflow Blower cleaned, airflow and temperature drop measured at the vents.
  • Thermostat and Filter Thermostat calibrated and the filter replaced or sized correctly.

AC maintenance questions

How often does an AC need a tune-up?

Once a year is the minimum, ideally in spring before the cooling season starts. Systems that run hard for months, as they do in Southern Utah, benefit from a second check. If you also heat with a furnace, pairing a spring AC visit with a fall heating tune-up covers the whole year.

What can I do myself between visits?

Change the filter every one to three months, more often in pollen or dust season. Keep two feet clear around the outdoor unit and hose off loose debris with the power off. Leave refrigerant, electrical parts and the indoor coil to a technician, since those need gauges and safety checks.

Does a tune-up really make a difference?

Yes. A dirty coil or a weak capacitor forces the compressor to work harder for less cooling, which shows up on your power bill and shortens the life of the most expensive part in the system. Many manufacturers also expect yearly service to keep the equipment warranty in good standing.

What is the maintenance plan?

It’s Element’s membership for homeowners who want their equipment looked after on a schedule. We remind you when a visit is due and book it for you. See the maintenance plan page for what’s included at your location, and ask our team which of your systems it can cover before you sign up.

Which locations offer AC tune-ups?

Air conditioner maintenance is available from our St. George team, including Hurricane. Fine red dust and long run seasons are the usual coil problems in Washington County, and a clean coil is the biggest single gain a spring visit delivers.
